ASBESTOS SURVEYS
Under the Control of Asbestos Regulations 2012, any person who is responsible for commercial non-domestic or domestic properties (common areas) is required by law to identify and safely manage any asbestos within the building.
This ‘duty to manage’ applies to anyone who:

Owns the building

Is responsible through a contract or tenancy agreement

Has control of the building but no formal contract or agreement

Is the owner of a multi-occupancy building and have taken responsibility for maintenance and repairs of the whole building.

The "Duty Holder" has a responsibility to undertake the following:

Identify asbestos containing materials (ACM) present.

Assess the rise posed by ACM.

Prepare a detailed written plan on how to manage the risk of asbestos.

Implement the plan.

Review & monitor to ensure compliance.
-
Inform those who need to know of the location and conditions of the ACM.

Any buildings built or refurbished before the year 2000 may contain asbestos.

The department is able to offer management, refurbishment and demolition surveys across all sectors; in addition, we can attend to take isolated samples if preferred. Furthermore, the department can offer impartial technical advice on how to progress pre & post-survey, ensuring you comply with the necessary regulations therefore affording you peace of mind.

We will undertake a fully documented survey of your building using a tablet based data collection system that drastically reduces the time it traditionally takes to complete a full, end-to-end, asbestos survey. The KCS surveyor works through a structured, systematic process to collect the data, and the client’s final report is auto built as the survey progresses.

Using this system, we can confidently say that we have more than halved the time it takes to complete a full asbestos survey, reducing the duration down to 3-4 days. We then create a management plan for addressing the findings, which you can easily share with the people who enter, manage or work on the building structure, and assist you in dealing with any issues highlighted in the report.
